Make a detailed list of the renovations you want to make and a timeline for how long it will take. A timeline will help you to coordinate with the contractor making sure that the labor for specific jobs in the house shows up at the right time. Another thing to remember is to get the big jobs out of the way first then move on to the smaller ones. Make sure that all of this can be paid for with the budget you have for the flip. Tip #4 - Have a Top Contractor Have a top contractor to handle your entire repair, renovation, and labor needs because you cannot be on the flip site all the time. This is the guy you are going to have to trust if you flip houses, so make sure you get the best you can find. The reason being is that he will be responsible for his part of the budget as well as trouble shooting and finding solutions to any problems that may occur. Make sure your contractor has positive referrals. Tip #5 - Make the Bathroom and Kitchen Look Great When flipping houses, make sure that the kitchens and bathrooms look really good.
