Home Appraisal Tips: How To Make A Good Impression



You will need to get your gears up if you want to make a good impression at the real estate appraisal of your home. After your loan application gets approved, the lender will assign an appraiser that will do the appraisal for the property.

All the assignment papers for the appraiser will accompany the sale contract. These appraisers have to know all the details about the sale contract, as established by law. They are entitled to analyze the contract, but remember that a sale contract is not available for refinances.

The agent that will make the home appraisal will need to have access to the interior of the house. Usually, the realtors have a lock box key, but it is best to make acquaintance with the agent before they will enter your house. By knowing them, you will get a feeling of security about the whole process.

What you need to do before the appraiser comes to your house is to arrange the property like it would be put on sale. A clean house will always make a good impression, as the appraiser will look at your house like a buyer would. It is alright if you are in the process of moving out and you have a lot of boxes everywhere. This is considered acceptable, as the appraiser will concentrate on other aspects of the property and not on your luggage.

Some things will draw the attention of the appraiser more than others. They will measure your garage and they will check the water heater and AC closets for ease of access.

Be sure to remove the thorny bushes surrounding your house on the outside. The appraiser will need to measure the walls using a tape and they will need to be able to get really close.

If you have a dog, it is best if you can lock it up for the duration of the appraiser's visit. Even if you know that your dog does not bite, you should not take any chances. After all, the agent will be nothing but a stranger for your pet, and you cannot know what its reactions will be. Also, keep the dog somewhere where the appraiser will not stumble upon, as the agent will need to visit all the rooms.

The agent may ask for a lot of information. For instance, they may need to have copies of the seller disclosure notices, as well as lists of recent sales and other things. But if you do not have all these, a copy of a survey will do just fine.

You can take part in the process, if you like. There is no rule saying that you should stay away while your property gets appraised. Plus, if there are pets involved, the agent will feel more secure with you around. Remind yourself to set off the burglar alarms, if you do not intend to be present.

You do not need to fret too much about all this procedure. It is actually just a routine and home appraiser agents are easy to deal with. Just be cooperative and help them with what they need from you, and you will not encounter any glitches.
