Home Sweet Townhome or Condominium?
|
The Philippines is a beautiful archipelago with business districts bustling each day of the year. In Makati, the streets are never lonely and quiet. Because of the rising amount of outsourced businesses, employees work in the buildings even through the late hours. And, because of the emergence of businesses such as these, Makati real estate market has risen over the Manila real estate. Several people began buying homes or simply rent in Makati. But, most renters and buyers are split between opting for a Makati condominium or a townhouse. It’s like they are unaware of the dissimilarity as well as the pros and cons of each. First of all, a condo or a condominium is a dwelling owned and placed in a building. It is usually surrounded by several other units. It may be considered as having one’s own living space without worrying about all maintenance fees. And, as it is located in a building, this automatically grants its owner a full use to all the amenities in the tower. A Makati condominium typically provide a swimming pool, a gym and twenty four hour security as amenities. Owning a unit in one of these condominiums entitles a person to all these amenities free of charge. However, a condo also has a negative side to it. Among the many downsides of buying a condominium is the fact that the ownership spans only up to the four walls and ceiling of the unit. The corridors and other parts of the building are jointly owned and in order to maintain these, association fees are charged every month. Although the initial price of the unit itself is economical, association fees are not. Another issue is that a condominium unit gives little privacy to its owner. In comparison to a townhouse, this is no problem. A townhouse, unlike a condo, refers to a residence which is not found within a structure. Buying a townhouse gives the owner a right to the yard on which it it was built on and the air that surrounds it. It is very ideal in terms of privacy. It is completely owned by the buyer or the renter. Owning this does not need a regular expense of association fees. It also allows for the buyer to reinvent the townhouse higher than one storey. Because of these reasons townhomes have been considered a better choice, but similar with buying condominiums, it also has its negatives. The typically found disadvantage of a townhome is it’s cost. The price tag is expensive, along with the maintenance price. It offers sole ownership, thus any fee relative to it is paid for by the owner alone. This is the reason majority of people decline to buy these kinds of homes. With the given pros and cons of each structures people who choose to buy or rent in Makati are given what needs to be noted in deciding. Whether it is a condominium unit with less privacy or a costly townhome, the fact of the matter is the comfort that the house can offer the buyer.
