How to Find the Perfect Rental Property

There is nothing like living on your own for the first time. But those feelings quickly diminish when rent is due and you have your first plumbing leak. But the search for finding the right rental property can be fun and frustrating at the same time. To make this life changing transition as smoothly as possible read on and take this advice from someone who has been there and done that over fifteen times.

You probably already checked out the local paper and breezed through a rental property guide. So you know what to expect to pay in rent. If rent it higher than you expected and you are eager to get away from your parents house, consider getting a roommate. Living with a roommate is much cheaper than living alone. All the costs are split. Obviously, your friends are your first choice because you have an idea what you will be walking into. However, many beautiful friendships were lost when the roommate element was added to the relationship. Know your friends annoying habits before you commit to a rental property lease. Habits may not appear annoying or appear at all in a public situation, but they seem to explode in a living situation. Otherwise, you can try the classifieds and other apartment listings for other renters looking to share a rental property.

Unless you already know, sit down at your parents kitchen table and make a list of amenities you desire in a rental property. Be realistic. If you are writing down hot tub, pool, washer, dryer, and ocean view, you may be way off budget. It is simple math, the more amenities involved, the more the rent is going to be. However, a roommate might increase what you could afford in a rental property.

Now you should have a good idea of how much you can afford and what amenities you want in a rental property, it is time for the elimination process. This is easy. You have seen them do it in the movies. Take a red sharpie and cross out the rental properties in the local paper that you have eliminated and circle the good prospects.

Ready. Lets go exploring. If you are not familiar with the potential rental property neighborhood you better check it out before you commit to a lease. Take a drive and walk around. Can you see yourself living in this environment? If you are still skeptical check it out at night. A rental property neighborhood could have a Jekyll and Hyde effect from day to night.

When you have found your rental property be prepared to dish out some money. Some property managers require the first months rent and a security deposit in advance.
You might have to pass a credit and background check before the property manager decides on you. Since you are new to the living on your own world the landlord may ask for a few documents to make sure you will not end up a deadbeat tenant. So be prepared to show a check, two recent bank statements, last years tax return, two pay stubs, proof of employment, and a good attitude.
