What to Consider when Looking for a Home



Shopping for a home can be an exciting adventure, but it can also be a daunting prospect when homeowners consider the amount of time and money they will be investing in their future home. In order to ensure that homeowners will enjoy their home for the length of their mortgage, it is important to consider several factors.

Price is normally one of the biggest issues for most prospective homeowners. In most cases, homeowners purchase their homes with a mortgage that allows them to pay out the cost of their home in regular monthly installments over the course of several years. When considering the prospect of spreading out such a large purchase over ten, twenty or even thirty years; it can be tempting for homeowners to believe they can afford more than is actually realistic.

This is why it’s important for homeowners to examine their current financial obligation and make a careful determination of what they can reasonably afford in a home. This examination should include the fact that the cost of home ownership involves not only the monthly mortgage payment but other costs as well, such as property taxes, routine maintenance and home owners insurance. Home owners can begin to understand how much they can reasonably afford in a home by using the same formulas that many lenders utilize when making decisions regarding mortgage loans. Typically speaking, lenders require that a homeowner’s mortgage payment, taxes and insurance not exceed 28% of their monthly income and their total amount of debt (including total cost of home ownership) not exceed 36% of their monthly income.

Beyond the financial aspects of a future home, prospective buyers should also take into consideration how much and what kind of space they require in a home. This means taking stock of what is merely attractive and what is actually realistic and convenient. For example, while many consumers find the look of a two story home charming; the day to day reality of climbing stairs may be more inconvenient than they realize. Consumers that entertain frequently may need more formal spaces than a couple with young children.

Thought should also be given to the size and functionality of the kitchen; especially if the prospective homeowner cooks frequently. This includes cabinet and counter space as well as the layout of the appliances and floor space. In terms of sleeping space, consumers should ask themselves how many bedrooms they need to accommodate the people who will live in the home and anyone who might visit frequently.

With the large number of people telecommuting and working from home, a home office space is quite important these days. Therefore, consider whether this is something you might need and if so, whether there is already an existing space in the home that would serve as an adequate home office or if a spare bedroom could be easily converted in an office space.

It’s also quite important to consider the physical condition of a home. While there is nothing wrong with purchasing a home that needs some repair if you can get a great deal on it and you enjoy such work or you can afford to pay someone to do it for you, a home in disrepair can quickly become a nightmare if you are not prepared for the reality of either fixing it or living with it.

Finally, prospective homeowners should consider whether homes they are considering for purchase are located near important other activities such as employment opportunities, worship centers, cultural advantages, shopping centers and anywhere that might be frequently visited by the consumer. While a home may be attractive and in the right price range, if it is not located near areas of importance to the consumer, they will need to ask themselves whether their interest in the home or location is more important.
