Why NOW is the time to invest in real estate



Most people are sitting quietly on the sidelines with a wait and see mentality but the real investors, the ones who make their decisions with cold logic rather than warm and fuzzy emotions are busy buying up real estate left and right. Why? It is because as with any other type of investment, your profit is made when you invest in a piece of real estate, not when you sell it. These investors understand that often the price of a property does not accurately reflect the value. In the same way that the famed Warren Buffet routinely buys undervalued companies, professional real estate investors routinely buy undervalued real estate, often when most of the market is running scared.

What do they know that most investors don't know? For starters, they know that the real estate market will rise and fall. They also know that sometimes, a property is priced far beyond its value and other times, far below its value. At the moment in many areas, real estate values are the lowest that they have been in a while. This scares most people, who act a lot like lemmings, but it excites the professionals because they know that this is when they can find the best deals.

For those with the resolve to weather the storm (or to get started), this can be a great chance because aside from the great deals that can be found, there is far less competition. Like any industry, when a proverbial gold rush is underway, everyone believes they have what it takes to succeed. When reality hits the market though, most of them drop like flies and go back to their day jobs.

If you are new to the industry, there may be even more opportunities for you because now that the pack has been thinned out recently, you'll have a better chance than ever to find a mentor who can help you learn the inner workings of real estate investing. Don't expect a free lunch though. While many are more than willing to help someone get into the industry, they usually expect you to do a reasonable amount of grunt work - a reasonable price to pay for such a valuable education.

With all of the obvious benefits to getting into real estate investing right now, it is hard to understand why anyone with the resources would still be sitting on the sidelines.
